Rates and scope
Each Buyer Home Inspection, Pre-Drywall Inspection, New Construction Final Inspection or 11-Month Warranty Inspection includes one visit and its written report. The living-area schedule below is the starting point for your confirmed quote.

If a townhome inspection includes the roof and exterior, the full-home rate schedule applies instead. We confirm responsibility boundaries and the agreed scope first.

Request one insurance report or both. The rates below cover an ordinary single dwelling with up to 3,000 square feet of living area.

Add-on rates apply only at the same property and visit as a Buyer Home Inspection, New Construction Final Inspection or 11-Month Warranty Inspection. They do not apply to Pre-Drywall, condo unit-only inspections or Reinspections. Each insurance report remains a separate report.
For more than 3,000 square feet, a complex roof, multiple buildings or an unusually high number of systems, we confirm a property-specific quote. The full-home size schedule is not automatically added to an insurance-report fee.

A limited return visit checks agreed items from your original Witness Point report. It does not repeat the full inspection.

Up to 5 agreed items from the original Witness Point report, or 1 hour on site, whichever limit is reached first. The report and travel covered by the confirmed local quote are included.
Additional time is $100 per hour, in 30-minute increments, only by prior agreement.
A larger repair list or a report prepared by another inspector needs scope review and a custom quote before a visit is arranged.
New Home Protection
Choose the inspection points that fit your new home. Build Stage and First Year each include two visits; Complete New Home includes Pre-Drywall, Final and 11-Month Warranty.
Save 10% across two qualifying visits or 15% across all three. Packages apply to the same customer and property, with an agreed full-home scope and living-area band. Pay separately at each visit; savings are applied to qualifying later visits.
Single inspections remain available at the ordinary rates. These are inspection packages, not a home warranty, repair plan or insurance product.

The third visit is included only in Complete New Home. First Year starts with Final at the full first-visit fee, followed by 11-Month Warranty at 80%. You can start with First Year if the Pre-Drywall stage has passed.
Over 4,000 sq ft or unusual scope: custom quote. If your living area is unknown, send the inquiry and we will confirm the correct band before quoting. The ordinary attached garage and porch allowance applies; condo unit-only rates do not apply to these full-home packages.
Before you request
Use approximate heated and cooled living area, not lot size, gross building area or adjusted taxable area.
The rate includes a standard attached garage and porch allowance. Those areas are still inspected where applicable. Unusually large accessory areas and outbuildings need a separate scope and quote.
An estimate is fine. If you are not sure, leave living area blank or choose Not sure in the request. Property records or a builder floor plan can help us verify it.
We confirm the final scope and price before you agree to the inspection. Any adjustment for property age, access, number of systems, roof complexity or travel is discussed in advance.
Payment is handled through a separate invoice after the scope and price are confirmed. The invoice and inspection agreement provide the payment instructions and terms.
The quote-request form does not collect card details, take payment or reserve an appointment. Witness Point confirms the quote and appointment after reviewing your request.
