ABOUT WITNESS POINT
Independent eyes at the points that matter.
Witness Point is an independent home inspection company built around careful observation and clear documentation for the client. We inspect visible and readily accessible conditions within the agreed scope, explain the limits, and report what we find.
Meet the inspector
Max T.
Home Inspector · Licensed Contractor
I bring more than 25 years of combined experience to my work as a home inspector and licensed contractor. Having built many Florida homes from the ground up, I understand a house as more than a collection of separate systems. I understand how its structure, materials and workmanship come together, and why the details matter.
That building experience shapes how I inspect. I look closely at visible and accessible conditions, consider how different parts of the home work together, and explain what I observe in practical terms: what was found, why it matters and the appropriate next step.
Whether you are buying, building or approaching the end of a builder warranty, my role at Witness Point is to give you clear, independent information about the home in front of you. You should leave with a better understanding of the property and a written record you can use.
Witness Point does not perform repairs on homes it inspects.
THE NAME
Why the name Witness Point.
In construction quality control, a witness point is a stage in an inspection and test plan when a designated party is notified that work will be available for inspection.
Our name draws on that idea: be present, look carefully, and leave a clear record of what was observed.
THE MARK
Two offset corners frame the field. The amber point marks the precise condition or moment that matters.
OPERATING PRINCIPLE
Observe. Inspect. Document. Report.
- 01
Observe
Look at the conditions present at the property. Keep what was observed separate from what is assumed.
- 02
Inspect
Examine the visible and readily accessible systems and components that fall within the agreed inspection scope.
- 03
Document
Record what was observed, what could not be inspected, and why.
- 04
Report
Give the client a written account in plain language, with recommendations for further evaluation where needed.
INDEPENDENT BY DESIGN
The inspection and the repair stay separate.
Witness Point does not perform or offer repairs on homes it inspects. Our fee does not depend on what the inspection finds or whether a sale closes.
- BUILDER
- The builder manages construction and its own quality-control process.
- LOCAL BUILDING INSPECTION
- Required building inspections serve the jurisdiction’s code-enforcement process.
- WITNESS POINT
- We inspect and document visible and readily accessible conditions for the client, within the agreed scope.
The client inspection does not replace the builder’s responsibilities or required building inspections.

St. Johns County is our primary focus.
New construction and builder-warranty inspections are our specialty. Buyer and condo inspections are also part of our work.
